Which floor is right for your room?
The floor that suits a busy family kitchen isn't the one you'd put in a bedroom, and the right choice depends as much on how a room is used as on how it looks. Here's an honest, plain-English guide to the floors we supply and fit — and what each is genuinely best for.
01
LVT
Karndean & Luxury Vinyl
Best for: Kitchens · hallways · open-plan living
Realistic wood and stone looks in a floor that's warm underfoot, waterproof and very hard-wearing. Available as planks, tiles and herringbone, with the pattern cut to your room. The go-to choice for busy family spaces — and one we fit more of than anything else.
- Waterproof & pet-friendly
- Warm underfoot
- Herringbone or plank
02
Real timber
Engineered Wood
Best for: Modern homes · underfloor heating
A real oak (or other species) top layer over a stable plywood core. It gives you genuine timber underfoot but copes far better than solid wood with underfloor heating and modern, drier homes — so it stays flat and true for years.
- Real wood surface
- Stable over UFH
- Can be re-sanded
03
Real timber
Solid Wood
Best for: Period & character properties
A traditional, solid timber board that suits older houses and can be sanded and refinished several times over its life. It needs the right subfloor and conditions, which we'll check before recommending it — but done properly it's a floor that lasts generations.
- Sands back for decades
- Classic period look
- Needs stable conditions
04
Budget-friendly
Laminate
Best for: Bedrooms · rentals · lounges
Today's quality laminate looks a world away from the cheap boards of old, and fitted over a good underlay it feels solid and stands up to daily life. A smart, cost-effective way to transform a room — and a landlord favourite for good reason.
- Great value
- Scratch-resistant
- Quick to fit
05
Soft flooring
Carpet
Best for: Bedrooms · lounges · stairs
Still the cosiest, quietest choice for bedrooms, lounges and stairs. We'll source the colour and feel you want — including ranges we've not laid before — and fit it over the right underlay, stretched tight and finished neatly at every edge.
- Warm & quiet
- Sourced to order
- Stairs a speciality
06
Finishing
Stairs & Thresholds
Best for: Tying the whole house together
The detail that makes a flooring job look complete: stairs and landings finished to match, and neat thresholds and beading where one floor meets another. It's the fiddly, skilled part — and the part a perfectionist actually enjoys.
- Matched to your floors
- Safe, gripped treads
- Tidy transitions
